PROPERTY TO BE SOLD:  The real estate to be sold consists of two tracts each approx. .69 acre (one with house).

Terms of Sale:  Cash, clear of all liens and encumbrances, including all taxes due and payable in 2010.  Buyers will pay May 2011 and all taxes thereafter.

CURRENT ANNUAL TAXES: 

TRACT 1:   $0.00  (EXEMPTIONS:  HOMESTEAD, HOMESTEAD SUPPLEMENT & VETERANS)

TRACT 2:   $86.78   (NO EXEMPTIONS)

Sealed bids may be delivered to Pollerts Inc., 404 N. Chestnut St., Seymour, Indiana 47274, or brought to the property day of sale.  All bids will be opened at 6:00 PM on Wednesday, July 28, 2010 at the property.  After opening the bids, any bona-fide bidder will be allowed to increase their bid in a public auction-type manner.  If no acceptable bid is received, the sale will continue from day to day thereafter, until the real estate is sold.  The successful buyer(s) will deposit 10% of the purchase price (minimum $1,000.00) upon acceptance of the bid and shall pay the balance at closing (approx. 30 days).  If successful purchaser fails to complete the purchase, they will forfeit the 10% deposit as liquidated damages.  Sellers to provide an owners title insurance policy and deed.  Possession immediate at closing.  Seller reserves the right to reject any and all bids.
